What should you know about replacing a roof?
Find out why it needs replacing
If hail or wind damaged the roof, a homeowners claim may pay for much of it, minus your deductible. If it is simply old, the cost is yours. A photo-documented inspection settles which it is. Remember that in Georgia a contractor may not waive, rebate or absorb your deductible; an offer to do so is a red flag.
Know what the price includes
- Tear-off of every existing layer, not a second layer over the first.
- The price per sheet for rotten decking, since nobody sees it until tear-off.
- Drip edge, leak barrier in valleys and around penetrations, and the underlayment type.
- New pipe boots and new flashing where possible, rather than reused old metal.
- Ventilation: what exhaust and intake the roof will have.
- Permit, disposal and cleanup.
Understand the two warranties
The manufacturer covers the shingles against defects; the contractor covers the installation. Ask how long each lasts, whether the manufacturer's warranty is registered, and who you call in year five. See roofing warranties explained.
Paperwork and rules
Permits vary by city and county, and many HOAs require color approval before work starts (HOA approval in Georgia). If your contract depends on insurance, Georgia law lets you cancel it if the claim is denied; read the contract for the cancellation window.
Living through the day
Expect one or two days of noise. Move cars out of the driveway, keep pets inside, and cover anything stored in the attic, since dust and debris shake loose. Our guide to choosing a roofing contractor in Georgia covers the questions to ask before you sign.
