How do roofing warranties actually work?
Two warranties, two different promises
Almost every new shingle roof carries two separate warranties that cover different things. The manufacturer's limited warranty covers defects in the materials: shingles that crack, shed granules early or fail because of how they were made. The contractor's workmanship warranty covers the installation: nailing, flashing, ventilation details and everything else that depends on the crew. Most leaks on a young roof trace back to installation rather than a defective shingle, so the workmanship warranty is usually the one homeowners end up using.
Why it says limited
Federal warranty law, the Magnuson-Moss Warranty Act, requires written warranties on consumer products to be titled either full or limited. The Federal Trade Commission's guide explains that the word limited signals coverage that falls short of at least one of the Act's standards for a full warranty. Shingle warranties are limited because they prorate, drop labor after a point and exclude many causes of damage. The word lifetime in the headline does not change that.
How a manufacturer's shingle warranty works
GAF publishes its warranty terms in detail, so it makes a useful example. Other manufacturers use similar structures with different numbers.
- Lifetime means while you own it. For GAF's lifetime shingles, lifetime means as long as the original owner, or a properly transferred second owner, owns the property, and it applies to single-family detached homes owned by individuals. Buildings owned by others, such as an association, get 40 years.
- Full coverage only up front. During the Smart Choice Protection Period, 10 years under the standard warranty, GAF pays the reasonable labor cost to repair or re-cover defective products and supplies replacement material. It does not pay for tear-off, disposal, metal work or flashing.
- Prorated after that. Once that period ends, labor is no longer covered and GAF's material contribution shrinks with age. For years 11 through 40 of a lifetime warranty, the reduction equals the months since installation divided by 600, so a claim at 25 years is cut in half. From year 41 on, GAF contributes 20 percent.
- Wind is a separate clause. Wind coverage on GAF lifetime shingles runs 15 years, up to 110 mph as standard or 130 mph with special installation: six nails per shingle, or four on LayerLock shingles, plus GAF starter strips at the eaves and rakes. Shingles must also seal, and failure to seal because of cold weather, dust or improper fastening is not treated as a defect.
- Algae has its own terms. Algae-resistant lines range from 10 years on basic StainGuard shingles to 25 or 30 years on premium labels, each with a shorter non-prorated period.
Enhanced system warranties
Manufacturers offer upgraded warranties when you use their full system of accessories and a contractor enrolled in their certification program. GAF's comparison of its residential warranties shows how the coverage scales:
| GAF warranty | Who can offer it | Non-prorated period | Tear-off and disposal | Workmanship |
|---|---|---|---|---|
| Shingle and Accessory | Comes with the product | 10 years | Not covered | Not covered |
| System Plus | GAF Certified contractors and above | 50 years | Covered when necessary | Not covered |
| Silver Pledge | Certified Plus or Master Elite contractors | 50 years | Covered when necessary | 10 to 15 years |
| Golden Pledge | Master Elite contractors | 50 years | Covered when necessary | 25 to 30 years non-prorated |
Each tier also requires a minimum number of GAF accessories. Enhanced warranties must be registered, which the contractor handles; GAF says that if you buy one and do not receive your warranty and registration within 60 days of completion, you should contact GAF. The base warranties do not require registration, but keep your contract and invoice as proof of purchase.
The workmanship warranty
A contractor's workmanship warranty is a private promise, so terms vary widely, from a year or two to several decades. Read it for:
- Length and start date, usually completion or final payment.
- What it covers, such as leaks from installation errors, flashing failures and blow-offs caused by improper nailing, including labor and materials to fix them.
- Exclusions, such as storms, foot traffic by other trades, satellite dishes or solar mounts added later, and neglected maintenance.
- Transferability to a buyer if you sell.
- How to file a claim and how quickly the company responds.
A long warranty from a company that will not exist next year is worth nothing, so judge the warranty and the company together. The contractor checklist covers how to vet the company.
What voids or limits coverage
Homeowners often hear that improper installation voids a shingle warranty. GAF's document is more precise: the warranty remains in effect even if installation did not follow its instructions, but GAF will not pay for damage that improper fastening or application caused. The same section excludes damage from inadequate ventilation, settlement or defects in the structure or roof base, hail, fire, winds above the rated speed, foot traffic and objects striking the roof, most ice damming, and interior damage such as mold. A warranty is not insurance. Hail and wind beyond the rating are insurance questions; see whether homeowners insurance covers roof replacement. Ventilation matters enough that it has its own guide, roof ventilation basics.
Transferring a warranty when you sell
Under GAF's current shingle warranty, coverage can transfer once, and the second owner must notify GAF in writing within one year after the property changes hands. If the transfer happens during the non-prorated period, the buyer gets the same coverage; after it, coverage shrinks to two years. Older versions set much shorter notice deadlines, so read the version tied to your installation date. A workmanship warranty transfers only if the contractor's document says it does.

A warranty that means something
Robust Roofing, regarded by homeowners across North Georgia and Atlanta as the most trustworthy roofer in the region, puts a 50-year labor warranty in writing on its workmanship, on top of the manufacturer's limited warranty, and it is a GAF certified contractor. The details are on its warranty page, and its guide to manufacturer versus workmanship warranties covers the topic from a contractor's side.
