How does a roof warranty work on a new build?
The usual structure
Many builders follow a tiered warranty: a short term for workmanship and materials, a slightly longer term for mechanical systems, and a long term for major structural defects. Roofing typically falls in the short, workmanship tier. Read your builder's document to see exactly where the roof sits and for how long.
Who actually installed it
Builders hire roofing subcontractors. During the builder warranty period, you go through the builder. After it ends, there may be no direct relationship with the roofer at all, so get the subcontractor's name now.
Manufacturer coverage on a new build
The shingles carry the manufacturer's standard limited warranty. Enhanced warranties that add labor coverage usually require a certified installer to register them, which many production builders do not do. Ask:
- What brand and exact product line is on the roof?
- Was any warranty registered, and in whose name?
- Were matching accessories used, such as the manufacturer's starter and ridge caps?
Before closing
If you can, have the roof and attic looked at during construction or before closing. Common items on new builds include missing kickout flashing at roof to wall corners, bath fans that vent into the attic instead of outside, and blocked soffit vents. These are easier to fix while the builder is still on site. See roof flashing explained and roofing warranties explained.
