What does a roof cost on a small house?
Short answer. A full shingle replacement on a small, simple house in North Georgia usually falls around $7,000 to $11,000. Small houses with steep pitches, hard to reach sites, or old layered roofs, like many mountain cabins and older cottages, can cost more than their size suggests.
Small house, different situations
- In town cottages and bungalows. Often older, with plank decking, two layers of shingles, and a chimney. Tear-off and decking drive the price.
- Mountain cabins. Steep roofs, gravel drives, slopes where a dumpster cannot sit, and long drives for the crew. Access can add as much as the roof itself.
- Accessory buildings and guest houses. Tiny roofs where the fixed costs of permits, disposal and setup dominate.
Fixed costs do not shrink
A dumpster, a permit, a delivery, and a crew setup cost about the same whether the roof is 12 squares or 30. That is why a small roof never scales down to a fraction of a large one.
Ways to keep a small roof affordable
- Bundle work: if you are also replacing gutters or a porch roof, do it at the same time.
- Ask whether a nearby job can share a delivery or dumpster schedule.
- Choose a standard architectural shingle; on a small roof the upgrade cost is small, but so is the benefit on a short ownership horizon.
- Do not roof over old shingles to save money; it shortens the new roof's life. See roofing over existing shingles.
Is a repair enough?
If the roof is under about 15 years old and the problem is one area, a repair may be the better call. Read signs you need a new roof first.
