Why does roof cost per sq ft vary so much?
Short answer. Per square foot roof prices vary because sources measure different things, include different work, and come from different markets and materials. The fair way to compare is total price for the same measured roof and the same scope, which in North Georgia usually means a full replacement somewhere between about $8,000 and $16,000 for a typical home.
What hides inside a per sq ft number
- Which square feet. Floor area or roof surface? The two can differ by a third or more.
- Which work. Some figures cover installation only; others include tear-off, disposal, underlayment, flashing, and ventilation.
- Which material. 3-tab, architectural, designer, Class 4 or metal.
- Which market. National averages blend high cost cities with rural areas.
- Which roof. A 4/12 ranch and a 12/12 Victorian are not priced the same way.
How to normalize bids yourself
- Ask each roofer for the measured roof area in squares and the pitch.
- Check that the areas agree within a square or two. If not, ask why.
- Line up the scopes: layers removed, underlayment, ice and water shield, drip edge, flashing, ventilation, decking terms.
- Compare total prices for matching scopes.
Red flags
A per sq ft price that seems far below others usually means a smaller scope, reused flashing, or a roof over instead of a tear-off. A price far above others should come with a reason you can see on your roof.
