Is there a roof cost calculator by address?
How address tools work
You type your address, the tool finds overhead imagery, traces the roof outline, and estimates pitch from shadows or 3D data. It multiplies the area by a regional average and shows a range. Roofers and insurers use paid versions of the same idea, called aerial measurement reports.
Where they go wrong in North Georgia
- Tree cover. Pines and big hardwoods hide eaves and whole roof planes, so area comes in low.
- Old imagery. An addition or new porch may not be in the picture yet.
- Complex roofs. Dormers, stacked hips and low porch roofs confuse automated tracing.
- Pitch guesses. A wrong pitch skews area by 10 to 25 percent.
What no address tool can see
Number of layers, deck condition, failing pipe boots, chimney flashing, and attic ventilation. Those decide whether your price lands at the bottom or top of a range.
Free data you can use
Your county tax assessor's site lists heated square footage and stories, which you can convert to roof area with the method in how roofers measure a roof. If trees cover most of your roof, also read trees and your roof, because the same shade that fools satellites feeds moss and algae.
Watch your phone number
Many address calculators exist to collect leads and pass your information to several contractors. Read the fine print before you submit.
