How much is roof replacement per square foot?
Short answer. Per-square-foot roof replacement figures are misleading because roof area is not house area and because pitch, layers, decking and complexity change the cost per foot from one house to the next. A better way to budget is by the whole roof: in North Georgia, a typical full replacement runs roughly $8,000 to $16,000, with steep or complex roofs $20,000 and up.
Roof area is bigger than floor area
Roofers measure the actual sloped surface, including overhangs. A house with 2,000 square feet of living space on one floor might have 2,400 to 2,800 square feet of roof, depending on pitch and overhang, while the same floor area spread over two stories has a much smaller roof. Pitch multiplies the footprint: about 1.12 times at 6 in 12, 1.20 at 8 in 12 and 1.41 at 12 in 12.
Why the per-foot cost changes between houses
- Complexity. Many hips, valleys and dormers mean more cutting, flashing and waste per foot.
- Fixed costs. Permits, dumpster delivery, setup and new pipe boots cost roughly the same on a small roof as a large one, so small roofs cost more per foot.
- Steep and high charges. Apply to the squares on steep or two-story sections.
- Decking and layers. Hidden until tear-off but very real.
How to use per-foot thinking correctly
- Get the measured roof area in squares from each contractor, or from one measurement report.
- Confirm all quotes use the same area and comparable waste.
- Divide each total by that area if you want a per-square-foot comparison between bids on your house.
- Do not compare that number with a neighbor's or an online average, which reflect different roofs.
