How much does roof decking cost per sheet?
What a per-sheet price should include
- The new sheet, OSB or plywood, matched to the existing thickness.
- Cutting out damaged sheathing along rafter or truss lines.
- Fastening with the proper nails or screws at the required spacing.
- Spacing clips or gaps at sheet edges where required for expansion.
- Disposal of the old material.
Some contractors price partial sheets as full sheets; others charge by the square foot for small patches. Ask which applies.
How many sheets you might need
Nobody knows exactly until the shingles come off. A well-ventilated roof with no history of leaks may need none. A roof with old leaks, overflowing gutters or a hot, damp attic may need a handful to many sheets, concentrated at eaves, valleys, chimneys and around pipes. A good inspection gives you clues beforehand: soft spots underfoot, sagging between rafters, and stains or delamination visible from the attic.
Making sure you pay only for what is replaced
- Put the per-sheet price and, if you want, a cap or a call-before-exceeding count in the contract.
- Ask for photos of the damaged decking before it is covered.
- Check the count on the final invoice against the photos.
Insurance claims
If your roof replacement is a covered loss, decking discovered during tear-off is often added to the claim through a supplement, supported by photos and the sheet count. Whether it is paid depends on the policy and the carrier's review. See OSB vs plywood roof decking and what to expect on roof replacement day.
