How much does metal roofing cost, and what should a metal roof cost?
Short answer. A metal roof costs more upfront than architectural shingles: exposed-fastener panels often come in closer to premium shingles, while standing seam commonly costs several times the price of a shingle roof on the same house. A fair metal quote names the panel system, gauge, finish, underlayment and trim details, and the extra cost only pays back if you stay in the home long enough to use the extra lifespan.
What a fair metal quote should spell out
- Panel type: exposed fastener or standing seam, and the profile.
- Metal and gauge, and the paint finish system and its warranty.
- Whether the old shingles are torn off, and the decking repair price.
- Underlayment type, ideally a high-temperature product suited to metal.
- Every trim piece: eave, rake, ridge, valleys, wall and chimney flashing.
- Fastener type and, for exposed fastener panels, how screw maintenance is handled.
- Ventilation plan, since closures at ridge and eave change airflow.
- Workmanship warranty.
The lifetime math
Divide the installed price by the years of service you realistically expect while you own the house. Metal can outlast several shingle roofs, but if you sell in seven years, much of that life goes to the next owner, and resale value does not always recover the premium. Exposed-fastener roofs also need periodic screw and washer checks, since rubber washers degrade in sun.
Georgia-specific considerations
- Hail. Metal resists penetration but dents. Many policies exclude cosmetic damage to metal roofing, so dented panels may not be covered. Read your policy before choosing.
- Heat. Reflective finishes can lower attic temperatures in Georgia summers.
- Noise and condensation. Proper underlayment and deck installation handle both.
- HOA rules. Some associations restrict metal roofs or colors.
Benchmarks
For comparison, a typical North Georgia architectural shingle replacement runs roughly $8,000 to $16,000. Read metal roofing in Georgia and HOA roof approval in Georgia. Robust Roofing compares the two honestly in its metal vs shingle guide.
