What is the best home inspection for checking roof condition?
Short answer. A general home inspection gives a quick overall read, but the best judge of roof condition is an inspection by an experienced roofer who walks the roof where safe, checks flashing and the attic, and documents everything with photos. When buying, use both: the home inspection for the whole house and a roofer for any roof over about 10 years old or with flagged issues.
The options
- General home inspection. Covers the whole house. Roof checks are often visual from the ground, a ladder or a drone, so subtle damage can be missed. Good for spotting obvious problems and attic stains.
- Roofer inspection. Focused on roofing: shingle condition, granule loss, hail and wind damage, flashing, pipe boots, ventilation, decking feel. Usually free from established roofers.
- Drone inspection. Useful on steep or fragile roofs and for overview photos, but cannot feel soft decking or lift a shingle to check the seal.
- Infrared scans. Can show wet insulation or decking in some conditions. Helpful as a supplement, not a replacement.
What to ask for in writing
- Estimated age and remaining life.
- Any storm damage, with photos.
- Condition of flashing, pipe boots and ventilation.
- Signs of past leaks in the attic.
- Whether the roof has more than one layer.
When the roof inspection matters most
For buyers, if the roof is over about 10 to 12 years old in Georgia, shows granule loss, or the home inspector flags anything. For sellers, before listing, so a surprise does not reopen negotiations. Many insurers also ask about roof age when writing a new policy.
