How long does a metal roof last?
Lifespan by type
- Standing seam: concealed clips hold the panels and let them slide as they expand, so there are no exposed screw holes to fail. These are the long-life systems.
- Exposed fastener panels (corrugated, R-panel, 5V): screws with rubber washers go straight through the panel. The steel can last decades, but the washers dry out and loosen as the panels move every day.
- Stone-coated steel and metal shingles: usually in the 40 to 50 year range when installed over a solid deck.
What wears out first
The first failures are almost never rust through the field of a panel. They are loose or leaking screws, cracked sealant at trim and flashing, finish fade and chalking on lower-grade paint, and corrosion at cut edges or where the metal touches an incompatible material such as copper runoff or pressure treated lumber. A PVDF (often sold as Kynar) finish holds color much longer than an SMP finish, which is why finish warranties vary so much.
Georgia factors
Humidity and pine straw are the local threats. Needles that pile up in valleys and behind chimneys hold moisture against the metal for weeks, so keeping those areas clear matters more here than in drier climates. Hail can dent panels, and many policies treat dents that do not leak as cosmetic, so read your coverage. Underneath, use an underlayment rated for the heat a metal roof produces, or it can fail long before the panels do.
