When should you replace fascia and soffit?
Short answer. Replace fascia and soffit when the wood is soft or rotted, panels are sagging or falling, animals have chewed entry holes, or paint keeps peeling because moisture is getting behind it. The best time is often during a roof or gutter replacement, when the drip edge and gutters are off and the roof edge is open.
Signs it is time
- A screwdriver sinks into the fascia board, especially behind gutters and at corners.
- Gutters pulling away because hangers have nothing solid to grip.
- Stains, peeling paint or mildew along the soffit.
- Sagging or detached soffit panels.
- Holes at soffit corners and returns, with signs of squirrels, birds or wasps.
Repair or replace
Isolated rot can be cut out and patched with new boards. Widespread rot, or rot that reaches the rafter tails, means full replacement, with the rafter tails repaired before new fascia goes on.
Wrap or replace?
Wrapping fascia in aluminum looks clean and ends painting, but wrapping over rotted wood hides the problem and lets it spread. Replace soft wood first, then wrap, and make sure the wrap does not trap water behind the gutter.
Why it rots in the first place
- Missing or short drip edge lets water run behind the gutter.
- Clogged gutters overflow onto the fascia.
- Gutters without proper slope hold water against the board.
