What causes roof leaks?
Short answer. Most roof leaks come from a short list: cracked pipe boots, failed flashing at chimneys, walls and skylights, missing or wind-damaged shingles, worn valleys, nail pops, and gutters that overflow back under the roof edge. Aging shingles, hail damage, installation mistakes and attic condensation account for most of the rest.
The usual suspects
- Pipe boots: rubber collars crack in the sun and open a gap around the pipe, one of the most common leaks on Georgia roofs.
- Flashing: step flashing rusts, counterflashing pulls out of mortar, and caulk-only joints dry out at chimneys, sidewalls and skylights.
- Wind damage: broken seals, creased tabs and missing shingles.
- Valleys: they carry more water than any other part of the roof, so wear, debris dams and poorly cut closed valleys leak.
- Nail pops and exposed nails: each one is a small hole waiting to open.
- Gutters: clogged gutters back water up under the drip edge and into the fascia and decking.
- Hail: cracked mats and knocked-off granules shorten shingle life and open leaks later.
- Age: brittle, curled or bald shingles stop shedding water reliably.
- Installation errors: nails above the nailing zone, missing kickouts, or shingles on a slope too low for them.
- Condensation: not a leak, but it drips like one.

Intense summer sun cracks rubber and sealant. Heavy downpours test valleys and gutters. Pine needles build dams in valleys and behind chimneys. Spring hail and summer thunderstorms add damage, while ice dams are rare outside the mountains.
