What is the difference between roof repair and roof restoration?
Repair: a defined fix
A repair has a clear scope: replace these shingles, this boot, this run of step flashing. It makes sense when damage is localized and the shingles still bend instead of cracking. A good repair quote names the failed part and shows photos of it.
Storm restoration
After hail or a wind event, restoration means documenting everything the storm damaged, including the roof, gutters, vents, soft metals and sometimes siding or screens, and putting the home back to its pre-loss condition. That can mean a full replacement when damage is widespread or repaired sections cannot be matched. It usually runs through the homeowner's insurance claim, with the roofer meeting the adjuster and supplementing items the first estimate missed.
Coatings and rejuvenators
- Coatings: silicone and acrylic restoration coatings are designed for low-slope commercial membranes and metal, not for asphalt shingle roofs on houses.
- Shingle rejuvenation sprays: sold as a way to restore oils and extend shingle life. Independent evidence of meaningful life extension is thin, so ask the shingle manufacturer whether a treatment affects your warranty before allowing it.
- Cleaning: removing algae streaks is cosmetic and does not bring back lost granules or brittle shingles.
Which do you need?
If one spot leaks on a mid-life roof, repair it. If a storm hit the whole roof, ask for a full inspection and a documented storm assessment. If the roof is simply old, neither a coating nor a spray is a substitute for replacement; see signs you need a new roof. Robust Roofing explains how it handles storm work on its storm damage restoration page.
