Is there a free roof cost calculator that is actually accurate?
Short answer. Free calculators give a rough range at best, because they guess at your roof area and use regional averages. The most accurate free option is a no cost inspection from a reputable local roofer, which measures the real roof and finds the items a calculator cannot see.
Free tools, ranked by usefulness
- A free roofer inspection. Real measurements, pitch, layers, deck feel underfoot, flashing and ventilation, with photos. This is the only free option that sees condition.
- Your county tax record. Heated square footage and stories, which you can convert to approximate roof area.
- Free satellite maps with a measuring tool. Good for a footprint when trees are not in the way.
- A smartphone level app on a rafter in the attic to read your pitch.
- Online calculators. Fast, but they average away everything specific about your house.
Free estimate versus free inspection
Some companies quote from the driveway or from a satellite report without ever going up. That is a free estimate. A free inspection means someone walks the roof where it is safe, looks in the attic, and documents what they find. Ask which one you are getting.
Make a free quote complete
- Ask for the measured square count and pitch.
- Ask how many layers they found.
- Ask for a written per sheet decking price.
- Ask for photos of anything they call damaged.
