What does code require for a metal roof in Georgia?
Short answer. Georgia enforces a statewide residential code based on the International Residential Code with Georgia amendments, so metal roofs follow the IRC's metal roofing rules: minimum slopes of 3 in 12 for lapped panels without lap sealant, 1/2 in 12 with sealant, and 1/4 in 12 for standing seam, plus approved materials, underlayment and fastening to the manufacturer's instructions. Your city or county issues the permit and enforces it.
The main code points
- Minimum slope: 3 in 12 for lapped, non-soldered panels without lap sealant; 1/2 in 12 when lap sealant is applied per the manufacturer; 1/4 in 12 for standing seam.
- Materials: panels must be corrosion resistant, using coatings and thicknesses the code lists for steel, aluminum, copper and other metals.
- Metal shingles: covered by their own section and generally installed over solid sheathing with underlayment.
- Underlayment: required under most metal roof coverings, with the type set by the code and the manufacturer.
- Fastening: per the manufacturer's tested instructions, so the roof resists the design wind for your location.
- Reroofing: a new roof cannot go over two existing layers or over wet or deteriorated roofing, with an exception for standing seam systems designed to carry loads directly to the structure.
Permits
Most Georgia cities and counties require a permit to replace a roof, and some inspect the deck or completed work. Requirements and fees vary, so call your building department or check its website before work starts. A reputable installer pulls the permit in their name.
What code does not cover
HOA covenants are separate from building code. Many Georgia subdivisions restrict metal roofs or require architectural review, so get written approval first. Your insurance policy is separate too; ask whether it excludes cosmetic hail dents on metal.
The exact code edition and local amendments change over time, so treat your building department as the final word. See roofing permits in Georgia, HOA roof approval in Georgia and metal roofing in Georgia.
