What is the best way to repair a roof leak?
Short answer. The best roof leak repair fixes the actual entry point with the right component, such as a new pipe boot, replaced flashing, or new shingles woven in, instead of caulk or tar smeared over the spot where water shows. Sealants are a stopgap, and a lasting fix starts by tracing the water uphill from the stain.
Find the source first
Water enters at one point, then runs along the underlayment, rafters or the top of the ceiling before it drips. The stain is often several feet downhill of the entry. Check the attic with a flashlight during or soon after rain, and look above the stain for anything that penetrates or interrupts the roof.
Lasting fixes by source
- Pipe boots. Replace the cracked rubber boot, or the whole flashing, rather than caulking the crack.
- Step flashing at walls. Remove the shingles and siding as needed, install new step flashing piece by piece, and tie it under the house wrap.
- Chimneys. Replace failed step flashing and cut-in counterflashing, and add a cricket on wide chimneys.
- Valleys. Rebuild with membrane underneath and properly cut or woven shingles.
- Missing or torn shingles. Replace them, sliding new shingles under the course above and nailing in the correct zone.
- Nail pops and exposed nails. Pull, refasten into solid wood, seal the old hole, replace damaged shingles.
- Vents and skylights. Replace cracked vent housings and failed flashing kits.
What does not last
Tar or roofing cement smeared over shingles, caulk around flashings, and spray coatings may stop a drip for a season, then crack in Georgia heat and trap water. They also make a proper repair harder and messier.
Emergency first
If water is coming in now, a secured tarp buys time until a dry day allows a real repair.
